Tankless Water Heater Not Hot Enough

Lukewarm water usually means one of three things: the unit is being asked for more than it can deliver, something is restricting flow, or scale is stopping heat getting into the water.

First, what changed?

Nothing changed — it has always been like this. That points at sizing or the temperature setting rather than a fault. A tankless heater has a fixed BTU output and a fixed maximum temperature rise: the colder your incoming water and the more taps running at once, the less rise you get. In January, a unit that was fine in July can genuinely run out.

It used to be fine. Then something has changed inside the system, and the list below is in the order worth checking.

Scale in the heat exchanger

The most common cause of gradual decline. Mineral deposit on the water side of the heat exchanger insulates it — heat stays in the metal instead of crossing into your water. It gets worse slowly, which is exactly why people adapt to it rather than notice it.

Signs: performance falling off over months, hard water in the area, no flush in the last year or two, or a service reminder or scale code on the display. Rinnai’s SENSEI RX shows SS when its service timer expires and LC when it actually detects scale.

The fix is a descale, and it is the one significant tankless repair most homeowners can do themselves.

A restricted inlet filter

The screen at the cold inlet catches everything your plumbing sheds. When it loads up, flow drops — and lower flow through a heater that is already firing at its limit means less hot water, not more. Cleaning it takes ten minutes.

A faulty temperature sensor

If the unit is misreading how hot the water already is, it fires accordingly. Codes 32, 33, and 51 on a Rinnai all point at water temperature thermistors, and the unit keeps running with some of them — it just runs wrong. If your display is alternating between the set temperature and a code, that is what it is telling you.

A crossover in the plumbing

Cold water bleeding into the hot side through a failed mixing valve, check valve, or faucet cartridge dilutes hot water on its way to the tap. The heater is doing its job; the house is undoing it. Test by shutting off the cold supply to the heater and opening a hot tap — if water keeps flowing, you have a crossover.

What is not the answer

Turning the set temperature up to compensate. It accelerates scale — Rinnai notes directly that scale build-up is accelerated when the heater is set to a high temperature — and it raises the scald risk at every tap in the house. Find the restriction instead.
